About us
Independent valuers, accountable for the number
Melbourne Property Valuations is a division of Asset Valuations Group — independent valuation experts operating across Australia and New Zealand, accredited members of the Australian Property Institute, with more than 85 years of combined experience across the team.
What independence actually means
We don't sell property and we take no commission on any transaction. That matters more than it sounds. An agent's estimate is shaped by the job of winning a listing; a lender's valuation is shaped by what the bank could recover in a forced sale. Neither is dishonest, but both have an interest in the number.
We have one product: a defensible assessment of market value, evidenced and signed. If the figure is inconvenient, it is still the figure. That is precisely why banks, courts, the ATO and the State Revenue Office will act on it.
Accreditation, and why it is the thing to check
Asset Valuations Group is fully licensed and registered in both Australia and New Zealand, and we are accredited members of the Australian Property Institute and the Property Institute of New Zealand. Our reports are prepared in compliance with API and International Valuation Standards.
This is not a formality. For related party transfers, for instance, the Victorian State Revenue Office specifies a valuation from a Certified Practising Valuer who is an API member. If you are commissioning a valuation for anything official, the accreditation of the person signing it is the first thing to verify — with us or anyone else.
How we work
Every engagement starts the same way: you tell us the address and what the report is for, and we tell you which valuation type actually suits and what it will cost. The quote is free, carries no obligation, and is confirmed as a transparent fixed price within 24 hours. You approve it before any work begins.
Standard property valuations are typically completed within three to five business days, and expedited service is available when a deadline requires it. If you or your solicitor need the reasoning explained, you can speak to the person who prepared it.

Licensing & memberships
The bodies we answer to
Membership means accepting a code of ethics, rules of professional conduct and practice standards — and being answerable when a report falls short of them.
- Australian Property Institute (API) — the national professional body for valuers, and the accreditation banks, courts and revenue offices look for.
- Property Institute of New Zealand (PINZ) — for group work across the Tasman.
- International Valuation Standards (IVS) — the reporting framework our valuations comply with.
- Australian Valuers Institute and state registration bodies, including the Valuers Registration Board of Queensland.
Part of Asset Valuations Group
Melbourne Property Valuations focuses on residential, rural and specialist property across Victoria. Behind it sits Asset Valuations Group, which values business, plant and machinery, vehicles and commercial property nationally.
The practical benefit is scope. A family law matter involving a house, a business and a vehicle fleet can be handled by one group rather than three unrelated firms, and a property portfolio spread across states doesn't need a different valuer in every capital city.
Group offices: Melbourne, Sydney, Brisbane, Adelaide, Perth and Hobart.
