About this service
The report that survives scrutiny
A full house valuation is the complete product: internal and external inspection, measurement, assessment of condition and improvements, review of planning controls, and detailed analysis of comparable market evidence, set out in a signed report.
It is the only report type suitable where the figure will be tested — by a bank, by a court, by the ATO or the State Revenue Office, or by the other party in a dispute. Everything cheaper is cheaper for a reason, and the reason is that it assumes things a full inspection verifies.

What happens on the day
The inspection of a standard home takes roughly 30 to 45 minutes. The valuer measures the dwelling, photographs it inside and out, records the layout and room configuration, assesses the condition and standard of finish, notes improvements and any defects that bear on value, and reviews the land, outbuildings and position.
Someone needs to provide access, but it does not have to be you — a tenant, agent or family member is fine. Nothing needs to be tidied for our benefit; presentation does not change the assessment.
