What a desktop valuation is — and is not

A desktop valuation is an assessment prepared by a valuer using comparable sales, property records and planning data, without attending the property. It is a considered professional opinion, which distinguishes it from an automated online estimate generated entirely by algorithm.

What it cannot do is see the property. It works from recorded attributes and the assumption that the property is in condition consistent with its age and type. If the kitchen was replaced last year, or the rear of the house is failing, a desktop valuation will not know.

When a desktop valuation is the right choice

The test is simple: who has to rely on the number? If it is only you, a desktop assessment is usually enough and is the fastest and least expensive route.

  • Preliminary assessment before committing to a full report
  • Lending decisions at low loan-to-value ratios, where the lender accepts one

When it is not enough

A desktop valuation is not suitable where the report goes to a court, the ATO or the State Revenue Office, or where it will be relied on by anyone in a dispute. Those purposes require a full internal and external inspection.

It is also the wrong tool for any property whose value depends on something unrecorded — an unusual layout, a significant renovation, a heritage constraint, or a rural or specialist holding. In those cases the saving is illusory, because the report gets challenged or has to be redone.

Multiple properties at once

Desktop valuations are well suited to portfolios, because they can be produced across many addresses quickly and to a consistent method. Where you are comparing assets or presenting a total position, have every property assessed as at the same date — a portfolio assembled from figures six months apart is an average of several different markets, not a position.

How much does a desktop valuation cost?

How is it different from a free online estimate?

An online estimate is generated by algorithm from sales data. A desktop valuation is prepared by a qualified valuer who selects and adjusts the comparable evidence deliberately, states the assumptions, and is professionally accountable for the conclusion.

Will a bank accept a desktop valuation?

Sometimes, at low loan-to-value ratios. Lenders match the depth of the valuation to the risk of the loan, and most require a full inspection once the LVR passes 80 per cent. Lenders also generally use valuers on their own panel.

Can I use it for capital gains tax or a settlement?

No. Tax, probate, family law and court matters require a full internal and external inspection.
