When a property has no obvious comparable

Standard valuation works by finding properties like yours that recently sold, and adjusting for the differences. Specialist property breaks that method, because there is nothing sufficiently like it — or because the thing that drives its value is not the dwelling at all.

The response is not to guess. It is to establish the property's highest and best use, then value it on the basis that a rational buyer would apply, with the reasoning set out explicitly so the conclusion can be tested.

Heritage-listed and overlay properties

A heritage overlay changes what an owner can do, and therefore what a buyer will pay. It can restrict demolition, external alteration and, in some cases, work not visible from the street. That can suppress value where a site would otherwise be redeveloped — and support it where the controls protect the character of an entire streetscape.

Getting this right means reading the actual controls that apply to the property rather than assuming a general effect.

Development sites and residual value

Where a site's value lies in what could be built on it, the existing dwelling is close to irrelevant. The assessment turns on the planning scheme: zoning, overlays, height and setback controls, and the realistic yield a developer could achieve, tested against comparable site sales measured on a consistent basis — per square metre of land, or per achievable dwelling.
